Owning a Home on Vancouver Island a Popular Choice for Many Albertans

Vancouver Island real estateThe Calgary Herald is reporting that many Alberta residents are buying real estate on Vancouver Island. Whether for recreational use now, future retirement, or both, owning real estate on Vancouver Island remains the ultimate goal for many Albertans, according to a recent Herald artcicle.
Vancouver Island continues to be popular as a retirement destination, with a buyers' survey indicating that 40 per cent of people purchased their property for immediate or future retirement purposes.
At 10 per cent, Albertans make up the largest segment of out-of-province real estate buyers on Vancouver Island.
People looking for retirement property have plenty to choose from, Guy Bezeau, president of the Vancouver Island Real Estate Board, told the Herald
“Retirees can’t be pigeon-holed as to what they want; they are so diverse. So we’re seeing retirees buying in all types of markets. The Island really offers that type of diversity.
“We do have a broad base — everything from manufactured-home parks, strata condominiums, townhomes, patio homes, single-family dwellings on small lots, and rural parcels.”
He says many areas of Vancouver Island offer excellent value in their real estate markets. There are affordable options to meet many different budgets.
Vancouver Island's mild winter climate definitely remains a big draw for Albertans; it’s possible to ski one day, golf the next, then go for a kayak paddle the following day.

Comox Valley Chartered Accountant Honoured

MNP Accountants Vancouver IslandThe Institute of Chartered Accountants of BC (ICABC) has recognized Wendy Lewis, CA, partner at MNP LLP, with an Early Achievement Award for outstanding professional achievements.
“Wendy has worked hard to make a difference in both the profession and her community,” said Richard
Rees, FCA, CEO of the ICABC. “We are thrilled to recognize her outstanding accomplishments.”
The Early Achievement Award recognizes chartered accountants who earned their designation within the past ten years for remarkable accomplishments in their career, community service, and work within the CA profession.
Prior to her qualification as a CA, Lewis owned and operated a small business in the Comox Valley. In 1998, she began articling with Huxham & Co. in Courtenay, and earned her CA designation in 2000.
Today, in addition to being a partner and business advisor with MNP, Lewis is the regional leader and national instructor for the firm’s client service training program.
Her volunteerism in the community has included: coaching high school volleyball; a director of the 2005 BC Special Olympics Summer Games; a director of the Comox Valley United Way; and treasurer of the Comox Valley Community Foundation. As president of the Strathcona Sunrise Rotary Club in 2009-2010, Lewis, with the help of many others, spearheaded a project to develop a fully accessible playground that could accommodate children with physical disabilities.

Mid Island and Vancouver Island Construction Associations Merge

Vancouver Island Construction AssociationThe members of the Mid Island Construction Association (MICA) and the Vancouver Island Construction Association (VICA) voted to amalgamate into one association solution for the construction community on Vancouver Island, the Gulf Islands and Coastal BC.  On June 1, 2011, the existing Island construction associations approved a special resolution to amalgamate, MICA and VICA one new society called Vancouver Island Construction Association (VICA). The newly integrated VICA allows for a cross-island communication and collaboration on key member and industry issues, member services, education and networking that has not, until recently, occurred between the boards of directors MICA and VICA.  The new society will continue to operate with two offices, one in Victoria and another in Nanaimo. And a new Board of Directors, consisting of members from the existing boards, was approved by way of a vote by the general membership and has been appointed:

Fairwinds Community Plans Will Bring More New Residential Development

Bonnington Ridge Ocean View golf course lotsThe Schooner Cove and Lakes District Neighbourhood Plans for the Fairwinds Community at Nanoose Bay have passed a major milestone on their way to becoming a reality after the Regional District of Nanaimo board gave third reading to bylaws incorporating both Schooner Cove and the Lakes District plans into the Nanoose Bay Official Community Plan. Highlights of the two plans include the revitalization of Schooner Cove as an oceanside marina-oriented residential village, with the addition of a public waterfront boardwalk, shops, cafés, neighborhood services, parks and walkways. The plan for the Lakes District calls for a 300-acre public park, as well as a mixed array of single and multi-family homes, all connected by hiking trails and pathways. 
Fairwinds is a well established residential community with several current real estate projects on the market. Ocean and golf course view lots set on a quiet cul-de-sac at Bonnington Ridge in Fairwinds are now selling, with only four lots remining. These Vancouver Island view lots range in size from 1/3 to over 1/2 acre.

New Vancouver Island Beachfront Homes at Qualicum Landing Promote a Community Environment

 

Beach front homes at Qualicum LandingThe Qualicum Landing beachfront homes development opened in the Vancouver Island region known as Oceanside (which includes the communities of Parksville and Qualicum Beach) three years ago, and families from all over Western Canada are now calling it home, or, in the case of vacation home owners, home-away-from-home.
At Qualicum Landing Developments Ltd., project manager James Ferrie says that for the project, which took over a year to plan, the focus was on diversification.
“The biggest thing we strive for is to promote a community environment,” he recently told the Edmonton Journal.
Qualicum Landing harbours a family-friendly atmosphere, one with ample green space, a community vegetable garden, playground, clubhouse, sports court and, most notable, beach access.
 “We have houses that families can afford, but they are also well appointed houses,” says Ferrie. “We are finding a lot of people from Vancouver and Alberta that are buying second homes in this area,” he says.
Homes at Qualicum Landing are now 70 per cent sold.

The New Oak Bay Beach Hotel on Victoria's Oak Bay Waterfront Offers Luxury Condominiums

Oak Bay Bech Hotel Victoria Waterfront Luxury New CondominiumsThe largest construction project in Oak Bay's history, the $52-million Oak Bay Beach Hotel in Victoria - with 100 hotel rooms and 20 private residences - is scheduled to be complete in less than a year, with an opening for the May long weekend of 2012. When completed, the hotel and luxury residences - Victoria luxury waterfront new condominiums - are expected to draw tourists and snowbirds to Vancouver Island and one of the country's leading environmental buildings. The new residences and vacation hotel suites will feature sweeping views of Channel Island and Mount Baker straight ahead and of the Olympics to the south and other gulf Islands to the North. The roof is expected to be capped and windows in by July, and then most of the work will move inside. That's when owner Kevin Walker will bring back thousands of bricks and beams and other memorabilia from the old Oak Bay Beach Hotel and start rebuilding fireplaces, wine cellars and putting the favourite Snug Pub back into place. The massive concrete structure is built to the highest seismic standards. More than 70 massive bolts have been drilled into the bedrock - some up to 35 feet - on the bottom floor to anchor the whole building into place. Each of the floors is webbed with four-foot-thick concrete spines that cradle two-foot-thick slabs. This is about as solid as a building can be, noted Walker. "We're building a 200-year structure here,” he said.

2011 Vancouver Island Real Estate Forum Presentations Now On-Line
