Rezoning of 77 Acres to include 184 Vancouver Island Homes
An application has been submitted to the City of Courtenay planning department for The Ridge, a 77-acre property located in South Courtenay on Vancouver Island. This Comox Valley project is located in the Comox Logging and Fraser Roads area.
The Vancouver Island real estate development will include 184 single family lots (31 of these residential lots are designed as carriage home lots), 22 duplexes (44 units) and two multi-family sites that are designed for approximately 80 units.
This Vancouver Island project is designed so that it can be built in five phases. Phase 1 is expected to include approximately 66 residential lots and some of the zoning may allow the lots to have Vancouver Island homes with suites. Some of the lots will feature panoramic ocean views and some lots may contain carriage homes.
A public information meeting is expected to be held in November.

Vancouver Island Construction Association (VICA) will host their first mixed golf scramble at Crown Isle Resort in the Comox Valley on Vancouver Island. This golf scramble will take place on October 2 starting at 1:30 pm. Plan Approved by the Comox Valley Regional District
The Comox Valley Regional District (CVRD) has hired consultants, Butler Associates Consulting and Bazink Solutions Inc. to recommend a solution to Vancouver Island affordable housing and homelessness in the Comox Valley.
A plan was approved by the Comox Valley Regional District early this year that included completing the land acquisition process and developing a lease with a third party to operate the emergency shelter in the Comox Valley on a long term basis. CVRD adopted two bylaws last year that enables the CVRD to acquire land for an emergency shelter and/or supportive housing in the Comox Valley on Vancouver Island.
The participating municipalities as well as, the CVRD will contribute annual funding to move the Vancouver Island project forward. Once the CVRD has acquired land they would apply to the provincial and federal governments for additional funding to pay for the cost of the building. A public meeting is proposed for the evening of September 23.

Victoria Accounts for Half of Vancouver Island's Housing Starts in August
There were 329 housing starts across urban Vancouver Island centres recorded by Canada Mortgage & Housing Corporation (CMHC) in August 2010. This is an increase from July 2010 and it is on par with the five-year average for August.
The most active Urban Vancouver Island residential construction market in August was the Vancouver Island apartment condominium market. In Victoria CMA there were 160 apartment condominiums that started construction in August, this number represents nearly half of all August housing starts recorded across Urban Vancouver Island. Single detached homes accounted for over 80% residential construction activity on Vancouver Island (outside of Victoria CMA) which consists of Duncan CA, Nanaimo CA, Parksville CA, and Courtenay CA.
Nationally, the seasonally adjusted annual rate of total housing starts dipped to 183,300 units in August. In British Columbia, August’s seasonally adjusted rate of urban housing starts moved higher to 25,400 units, from 20,100 units in July.

Completion Targeted for March 2011
Working drawings for the Vancouver Island Coast Visitors' Centre are completed and a development permit application has been submitted to the Village of Cumberland. Parking, water management and a few outstanding issues are being addressed before the permit will be issued. A building permit application is expect to be submitted this week and both applications could be approved in September or October.
Tenders for the new Vancouver Island development are expected to be released soon for the sub-trades and construction is expected to begin once all approvals are in place, with a targeted completion date of March 31, 2011. Kinetic Construction has been awarded the contract as construction manager for the new Vancouver Island and Coast Visitors centre building which will be construction on Triligy property near the Island Highway Interchange at Cumberland. The Visitors Centre will be about 650 square metres and feature a 12 metre tall exhibition hall. The construction budget is $2.32 million which includes landscaping. The exhibit construction budget is $858,000. The building will contain an area for exhibitions and meetings, as well as a service, technical and washroom area.

Sale Prices for Vancouver Island Real Estate Increased in Port Alberni within a 12-Month Period
The sales summary data from the Multiple Listing Service for August 2010, released by the Vancouver Island Real Estate Board (VIREB) indicates a decline in Vancouver Island unit sales in comparison to 2009, but the numbers are very close to 2008.
In August 2010, there were a total of 320 Vancouver Island single family properties sold in the VIREB area. This number is down 38% from the 516 sold in August 2009; but is mirroring the August of 2008 numbers, wherein there were sales of 327 Vancouver Island homes.
The numbers of newly listed Vancouver Island properties continues to slow down with only 653 single family homes coming on the market in August, as compared to 745 Vancouver Island homes being listed in July.
Cliff Moberg, VIREB President says that the number of Vancouver Island homes sold, are better than expected and that pricing seems to be firm.
The average sale price based on a 12-month average across the VIREB region for August 2010 was $335,775; this indicates a 1% increase from the $332,090 posted a year ago.
From the end of August 2009 to August 2010, the average sale prices for Vancouver Island real estate across VIREB's six zones rose in all but one market:
- Campbell River increased 2 % to $286,653;
- The Comox Valley was up 4% to $325,369;
- Nanaimo slipped 1% to $349,974;
- Parksville/Qualicum was up 3% to $390,562;
- Port Alberni grew 18 % to $266,028; and
- The Cowichan Valley inched up 1% to $366,502.
