Crown Isle Sets Its Sights More Big Commercial Development

 

Golf Course homes at Crown IsleAnother big commercial development is being lined up for the Crown Isle area in Courtenay, and Courtenay city councillors are being asked to consider adjusting zoning boundaries along Ryan Road to create a more logical site for the potential project.
If approved, two parcels will be taken out of the commercial zone and reallocated to mixed-use, and an equal area of land will be taken from the mixed-use zone and rezoned for commercial development.
In a submission to the council on behalf of Crown Isle developers Silver Sand Land Corp, Rick Cook explained: "Crown Isle has a conditional sales agreement with another commercial developer, who wishes to add new commercial development and jobs to Courtenay. The commercial land developer, Mr. Glen Bury of GCS Holdings Ltd., has been active in soliciting prospective tenants for these lands."
Straightening out the boundary of the commercial zone and reducing its extent down Ryan Road would create a more centralized commercial area, he suggested.
Cook explained the change would also reduce the extent of the commercial zone abutting the residential area in the Mission Road area, outside Crown Isle's boundaries.
Council approved first and second readings to the necessary bylaws to redraw the zoning boundary, and will hold a public hearing on this issue on May 2 (City Hall, 5 p.m.)
Crown Isle's director of real estate, Jason Andrew also confirmed another smaller parcel of land next to the ICBC offices, directly opposite the entrance to the new Costco store - had been sold for an as-yet-unidentified commercial development.

First Quarter Statistics for New Vancouver Island Home Construction

 

New homes on Vancouver IslandNew housing starts are down significantly on Vancouver Island this year, according to numbers for the Canadian Mortgage and Housing Corporation. The Victoria Census Metropolitan Area (CMA) saw 169 new housing starts in March 2011, down from 258 in the same period in 2010. Year to date starts in the Victoria regions are down 49% with 321 in 2011, compared to 634 in the same 3 months of 2010.
The only region on Vancouver Island to see a boost in starts was Parksville-Qualicum, where there have been 75 new homes starts to date this year, compared to 30 in 2010.
Nanaimo saw 24 starts in March 2011, compared to 67 in March 2010. Overall for the year Nanaimo has seen 142 new homes starts, compared to 215 in the first three month of 2010.
Courtenay has seen the largest percentage drop in new homes starts for 2011, with 36 homes started to date this year, compared to 82 in the same time period last year.
